SOME IMPORTANT RULES PARAPHRASED AND IN BRIEF for quick reading (access to full version of Condo Rules here as pdf for download):
Visitor Parking: Your visitors may use parking spaces for up to 48 consecutive hours. Please be sure and write out a paper pass for their windshields (available on racks in the visitor car park.) Residents are prohibited from parking in the visitor spots.
Door Security/ Building Access: Please don’t allow people into the building that you don’t already know.
Smoking: Hudson Park Condominiums are non-smoking buildings. Smoking is prohibited in units and all common areas, including the balconies.
All Window and balcony door covers/ curtains/ blinds must be white or off-white only.
Airbnb: Our condo rules prohibit short-term rentals, such as those made through agencies or websites like Airbnb. Hudson Park units cannot be used as hotel rooms or boarding rooms.
Pets: Pets must be leashed or carried at all times when not inside the unit. Pets may not be left unattended on balconies. Pets must not make excessive noise or disturb other residents. You are responsible for any damage caused by your pet.
Deliveries / Moving a single piece of furniture, appliance or equipment (such as for renovation): The elevator must be booked with prior notice so that the protective covers can be put in place. 5 days prior notice is needed. There is no charge for this kind of elevator reservation; however, you are responsible for any damages caused. (The elevator booking form is the same form as for a move-in/ out).

Please note that all Hudson Park common areas are equipped with video cameras. For example: lobbies, parking garages, parking hallways, amenity rooms, rooftops.
The amenities shall be used only by owners, tenants and their accompanied guests. No guest shall access the amenities unless accompanied by the hosting owner or tenant.
Room Rental (second floor lounges)
A private event held in one of the lounges requires a reservation (form).
The rental fee is $70, plus a refundable damage deposit.
General
Residents must wear proper attire using our amenities and when going to and from them.
Use of the amenities are at the user’s own risk.
Users are responsible for damages they cause to our recreational facilities.
Sorry pets are not permitted in our common area lounges, rooftop, gyms or courtyard.
Amenities are only for owners, tenants and accompanied guests.
No excessive noise.
Fitness Rooms
Children under 16 years must be supervised by an adult.
The fitness equipment is used at each user’s sole risk.
Please close any open windows before leaving the fitness room.
Please use the cleaning products provided to disinfect the fitness equipment after use.
Please turn off the TV when you leave.
Second Floor Courtyard
Lounge reservations do not include the courtyard (which can not be booked for any events).
In consideration of residents who overlook the courtyard, please do not move your party out of the lounges into the courtyard.
Due to fire regulations, the courtyard doors are to be kept closed at all times and not propped open.
Pursuant to the fire regulations, there cannot be more than 25 people in the courtyard at once.
Please no excessive noise.
Intoxication is not permitted.
Guests must always be accompanied by the hosting owner or resident.
Access to the courtyard is not permitted after 11:00 p.m. or before 8:00 a.m.
Rooftop Terrace
Our rooftop terrace is open from May until October 31, weather permitting.
Please: no excessive noise.
Children under the age of 14 must be accompanied and supervised by an adult.
BBQ areas are available for the use by owners, on a first come first serve basis. Please clean the grill after each use.
Portable BBQs or furniture (other than what is already there) are not allowed onto the rooftop terrace.
The rooftops cannot be reserved for private events - nor can the BBQs.
